Morningside additions and alterations

This otherwise attractive plaster-finished bungalow is let down by poor room layout at the rear of the house, with awkward or cramped spaces around the bathroom, WC, laundry and kitchen.
 
The proposed addition of a new main bedroom with ensuite, and switching the kitchen and dining positions, along with the addition of a rear deck, will dramatically improve the flow and spaces within the home, and provide a much better connection with the generous backyard.
 
The new wing’s exterior walls will consist of 90mm framing with additional 45x45 horizontal battens to the interior face to allow for a high level of insulation and minimise thermal bridging (see image below).
